Roofing and Siding Standards

As with many other projects, before you replace the roofing or siding on your Ashley Park house you need the approval of the Architectural Review Committee (ARC). 

The need for replacement of roofing or siding arises so often that your board has formulated and wishes to publish for your benefit a list of the minimum standards that must be met before approval of such a request will be granted.  If you have any questions, please write the chair of the Architectural Review Committee at the postal address above or by e-mail .
   

• Minimum requirement of Timberline 40 shingles with a wood shake look.  GAF lines above the minimum are Grand Sequoia and Grand Canyon.
• Select a single color as the approved color that approximates the weathered wood shake color.
• Minimum of 40-year limited transferrable warranty
• Minimum 80-mph limited wind warranty
• Class A rating from Underwriters Laboratory
• Storm Guard, Weather Watcher or similar leak barrier
• Shingle-Mate or similar roof deck protection
• Super-heavyweight shingles with a minumum weight of 340 pounds per square (ten feet by ten feet)
• Fiberglass asphalt shingles
• Shadow Accent Effect or comparable

• Material to be Vytec Prestige or comparable
• Lifetime warranty (50-year transferrable)
• Approval of color by Architectural Committee
• Minimum thickness of 44 mils
• At least two references for the installer
• Contractor must be bonded
• Underlayment of at least 3/4-inch
• Fading guarantee to within 3 to 8 Hunter units
• Soffits must be vinyl
• Trim and wrap of windows must be vinyl
• Vinyl may not be used to replace stucco, brick or stone
• The use of vinyl is to be minimized on the front of the house
• Horizontal architecture must be replaced by horizontal siding, and vertical architecture must be replaced by vertical siding.
• James Hardie cement-fiber siding and steel siding have been approved as alternates to conventional and vinyl siding.
